Property research
I review property information and evaluate whether a potential opportunity may fit the needs of an investor buyer.
Founder-led · U.S. real estate wholesaling
Rose Does Business LLC is my independently owned, founder-operated real estate wholesaling business. I'm Rose, and I personally oversee the process of researching potential residential property opportunities, communicating with property owners, and negotiating purchase agreements that may be assigned to independent investors. I work with investor connections across the United States, with each opportunity subject to the laws and contract requirements that apply in its location.
What I focus on
My business model is wholesaling through the assignment of contractual rights. I research potential properties, communicate directly with owners, and may enter into a purchase agreement when the opportunity and terms make sense. If the agreement permits it and applicable law allows, I may assign my contractual interest to an independent end buyer for an agreed assignment fee.
I review property information and evaluate whether a potential opportunity may fit the needs of an investor buyer.
I speak directly with property owners about a potential purchase and communicate with independent investors who may be interested in an assignable contract.
When a purchase agreement allows assignment and the transaction is legally permitted, my company may assign its contractual interest to an end buyer under agreed terms.
How the business operates
I run Rose Does Business LLC independently and handle business communications personally. The company's wholesaling model is based on its own purchase agreements and, when permitted by the agreement and applicable law, assignment of its contractual interest to an independent purchaser. I do not offer property listing services or undertake to represent property owners or buyers as their real estate agent or broker.
In a typical assignment transaction, Rose Does Business LLC enters into a purchase agreement with the property owner and may later assign its contractual interest to an end buyer, if the agreement permits assignment and applicable law allows it. The end buyer generally completes the purchase from the owner at closing; the company does not represent the owner or buyer as an agent. Assignment rules, disclosure duties, licensing requirements, and contract terms vary by state and transaction. This website describes the intended business model and is not a legal determination that any particular transaction is permitted in every U.S. jurisdiction. The company evaluates opportunities based on the requirements applicable to each location.

I welcome conversations with independent investors and cash buyers purchasing residential properties in the United States. If you are actively buying and would like to be considered for potential contract assignments, tell me where you buy and what types of properties fit your criteria. I review inquiries and handle communication myself.
